Asbestos Surveys

The Control of Asbestos at Work Regulations 2006 with a further Guide produced in 2010.

 

 

To comply with Regulation 4 the duty holder (property owner, agent or tenant) will have to carry out, or have carried out, an investigation of the premises to establish whether or not asbestos is present, and if present, to assess its condition. Based on that investigation a risk assessment must be carried out and a record of this retained. If asbestos is present in the premises the risk assessment must consider how likely it is that anyone will be exposed to it. A plan of the premises, which identifies the location and condition of any asbestos, must be prepared and kept up to date together with a risk management system to ensure that occupiers and those working on the building are not exposed to asbestos left in situ.

An asbestos register must be available at the premises and all information on it provided to anyone who is likely to disturb asbestos for any reason. This includes, for example, the emergency services and construction and maintenance personnel and contractors.
