Project Management

Our Project Management consists of the following services:

Site inspections

We will visit site and produce a report on the existing conditions. Incorporated into this report will be information regarding the current and previous uses and how these may affect any new project. Accessibility will be considered, along with features in the vicinity which may influence the proposed use of the building.

Plans and Specifications

We will draw up plans and specifications to encompass the scope of works. These will form the basis of tender documents which will be circulated to experienced contractors with previously sound track records. In this way all tenderers will be quoting on a common basis, thus ensuring that the client obtains the best value for money. Upon receipt of the tenders we will submit a tender analysis report to the client in order that a reasoned choice of contractor may be made.

Site Supervision

Once the contract is awarded we will, on behalf of our client, ensure that the legal technicalities are completed, contracts signed, a programme established, etc. We will maintain regular site visits to ensure that the work is up to the required standard and that programme dates are being met.

Cost Control

Most building contracts allow for interim payments as the project proceeds. We will value the work and issue certificates based on percentages of work carried out against items in the specification. In this way the client is protected from excessive claims. A retention is kept, which builds up as each valuation is calculated, creating an additional protection for the client. When the project reaches practical completion a “snagging list” is produced which the contractor is obliged to complete before the penultimate certificate is released. There is then a period for the client to use the building and discover any other defects which will then be corrected before the final certificate is issued.
